PharMEDium Build-to-Suit September 2015

PharMEDium is an Illinois-based pharmaceutical firm specializing in assembling and delivering compounded sterile preparations. Needing to modernize their existing facility in Edison, New Jersey to keep up with increasing demand and regulatory standards, they turned to F Greek Development to guide them through the process of building a customized Class A facility. FGD located a site on Stults Road, South Brunswick, acquired and entitled it, working closely with PharMEDium to design the specifications of the building around their every need. The result was a 65,000 square foot facility with a highly specialized, fully air-conditioned and fully secure facility, including offices, pharmaceutical production rooms, and warehouse. After taking occupancy of the building in September of 2015, PharMEDium was acquired by Amerisource Bergen for $2.6 billion.



Preferred Freezer Services Build-to-Suit June 2015

FGD uses its experience in the industrial building and entitlement process to give build-to-suit clients the highest level of service and professionalism in the industry. Preferred Freezer is one of the largest and fastest growing freezer warehouse operators in the nation. In partnership with Advance Realty, we addressed Preferred Freezer’s need for a 192,400 square foot freezer storage and distribution facility in close proximity to Port Newark. We located a site on Blair Road in Woodbridge, close to Exit 12 on the NJ Turnpike with easy access to both Newark Liberty International Airport and Port Newark/Elizabeth Marine Terminal. We demolished the existing truck maintenance building on the site and remediated various environmental issues before constructing a state of the art facility for our client.

Our expertise and exceptional reputation allowed FGD to become a trusted service provider to Preferred Freezer, and our professionalism and transparency during the planning and building procedure greatly contributed towards the positive relationship. We were able to work with Preferred to structure a deal that was highly profitable to the developers and client, and work through complex issues to deliver the project under budget and on-time. Additionally, we negotiated a favorable tax structure for our tenant with the town of Woodbridge through a PILOT program. Preferred Freezer took occupancy of the building in June of 2015.
